When you help someone find a great rental it is then time for them to go through the application process, which can be daunting. They called-in got to speak to the staff at MYND to be sure they were completing it properly and then to follow-up and provide any further documentation. It is nice to see good software that works well with their mobile devices and the staff support to handle any questions. I will be most excited to see them move in, but in the meantime hearing them rave about how friendly and supportive the MYND team has been through the process helps assure me they are in good hands.

We have had very few issues while we have lived in our rental, but every issue has been resolved quickly and completely. Dondi has been especially helpful.

We moved in April 2020, and so far- we have had ZERO issues! I've put in about 4 or 5 maintenance requests, and each one was handled immediately and satisfactorily. The people who answer the phone, as well as any requests on the portal, are always respectful and knowledgeable; if they don't know- they find someone who does. I'm very impressed so far!

Real Estate Management Tip: How to make good pictures of your apartment for rent

property management pros

Ask any real estate management expert and they’ll tell you that the photographs of your apartment are crucial to attracting a greater number of interested parties that will rent your apartment quickly. It is very important for you to know how to make good photos and capture the interest of as many people as possible. Well-made, good-quality photographs generate an average increase of 139% of clicks on the portals, compared to those that are not well done.

You can have the most beautiful house in one of the best neighborhoods, but if this is not transmitted in the images, you will not attract as many interested parties as you could. In this article, we will give you a series of very easy-to-follow tips to make good photos to rent your house. You do not have to be a professional photographer to achieve good quality images to do this.

Seek the Help of Real Estate Management Experts

Before taking the photos, it is very important that you prepare your apartment and organize it to achieve more pleasant photographs. With that, you can seek the help of real estate management experts. It is better to remove furniture that look bad or that are very old since you should focus only on the strengths of your home. In addition, putting everything in an orderly manner conveys a sense of peace and tranquility. If the angles are right when taking photos, it is possible to make the spaces appear wider.

Remember also to de-personalize the house. For example, if you have family photos or a collection of unusual objects, it is best to remove them. This helps future tenants to visualize themselves living in the house and imagine decorating it as they wish. At the time of taking photographs, try to illuminate the spaces. It is best to take photos during the day and with all the lights on. If you have a tripod, use it to find the best spot to eliminate dark areas when taking photos with long exposures.

As much as possible, avoid focusing on the windows when taking pictures. It is better to draw the curtains so they do not come out too dark. If the camera allows it, you can reduce that backlight by forcing the camera to over-expose the image.

Take pictures of different angles so that tenants can get an idea of the space and layout. Avoid close-ups of furniture, since what the tenants are looking for is spaciousness while understanding the available spaces. If you are going to photograph small spaces, it is best that you take the photos from a corner so that you can capture all the elements. Use a camera lens with a focal length of 24 to 28 mm to be able to cover the widest possible angle without distorting the image.

Note also that the photos will be much better if you take them from a height lower than normal, to 1.20 meters high, for example. Avoid taking vertical photos as much as possible, since the portals are normally designed to show horizontal photos. There are several tools that you can use to edit the photos and adjust the colors and lighting so that they have better quality. One of the best-known image editing software is Photoshop, but there are others in the market that are easy to use and also help you make your house more attractive.

When you’re about to publish your photos in real estate portals, put the most attractive shot on the first slot so that it shows first. It may be the only one that visitors to the portal will see, especially the ones who receive alerts in their email.

Finally, keep in mind the number of photos you are going to publish. This clearly depends on the type of home you have, since a 50 square meter studio is not the same as a 3-room apartment of 112 square meters. But the idea is for you to publish somewhere between 15 to 25 photographs. Taking into account that the portals prioritize the floors with more photos, we could say that not only quality matters, but also quantity. To make sure that you create really quality photos, ask real estate management experts to help you out.
