When you help someone find a great rental it is then time for them to go through the application process, which can be daunting. They called-in got to speak to the staff at MYND to be sure they were completing it properly and then to follow-up and provide any further documentation. It is nice to see good software that works well with their mobile devices and the staff support to handle any questions. I will be most excited to see them move in, but in the meantime hearing them rave about how friendly and supportive the MYND team has been through the process helps assure me they are in good hands.

We have had very few issues while we have lived in our rental, but every issue has been resolved quickly and completely. Dondi has been especially helpful.

We moved in April 2020, and so far- we have had ZERO issues! I've put in about 4 or 5 maintenance requests, and each one was handled immediately and satisfactorily. The people who answer the phone, as well as any requests on the portal, are always respectful and knowledgeable; if they don't know- they find someone who does. I'm very impressed so far!

Three Techniques for Employing a Professional Property Manager Near Me

Trying to find a professional property manager? A property manager will help manage your rental properties to allow you to center on other productive activities. However, choosing the right property manager is tough.  If you get it wrong when hiring a professional property manager, you might lose a few of your tenants.

The ideal property managers are ready, willing and able to act in your stead. And you do not have to supervise these managers. The correct property manager looks after your monthly income. But, the incorrect property manager may drive you to bankruptcy. Here work most effectively strategies for hiring a professional property manager.

  1. Look for Referrals – Receiving referrals from other property owners you trust is the fastest method of finding the right property manager. Talk to other homeowners and real estate professionals in your town. They could recommend the ideal property managers they have used. If they were happy with their property manager, you might be able to contract that manager.
  2. Interview Several Property Managers – Do not hire the very first property manager you interview. After you talk with these managers, you will discover there are a few managers won’t listen to you and they may cut you off when you are talking. They never enable you to complete your sentences. If you want to avoid trouble, do not hire them. A great property manager listens to their clients. And so they ensure their customers are satisfied.
  3. Check Out their Current Properties – Expert property managers ought to have been managing properties for quite a while. Still don’t rely on their own recommendations. Request that they show you the homes they manage. Be sure their properties are quiet, clean, and well-maintained. Speak to their tenants. If their tenants are happy, you can hire that property manager.

Those are some of the main tips to use when hiring a professional property manager. Engage a property manager who has several years of experience and manages the best properties in the area. Ask a Residential Property Management Pro: Is it Worth it to Install a Smart Thermostat?

property management requirements

As we progress further into the 21st century, residential property management firms have seen “smart homes” and smart devices become more and more popular. The technology has become readily accessible and easy to use, even for those who aren’t especially tech-savvy. Because of the rapid growth and accessibility of smart devices, more and more renters are looking for properties that harness the power of smart technologies in one way or another. Premium features, like a smart thermostat, are highly desirable. But are they a good investment for landlords? In this article, we’ll uncover the pros and the cons of installing a smart thermostat in your rental unit.

There are several benefits that landlords can reap from installing a smart thermostat in their units. Here are some of the pros of installing a smart thermostat in a rental unit.

Make the Unit More Desirable

With renters more selective than ever, you need to do your best to make your rental unit more desirable to those searching for a place to live. Because of the energy efficiency associated with smart thermostats, a unit outfitted with this feature will be more appealing to the eco-conscious way that younger people are choosing to live in the 21st century.

Charge a Higher Rent

It’s a fact that renters will feel more comfortable paying more per month in rent if their home/townhouse/apartment unit has premium amenities, like smart home features. A smart thermostat is much easier (and cheaper) to incorporate into your rental unit than other desirable traits, like private balconies or patios, and in-unit washing and drying appliances. Residential property management companies see renters pay more for smart home amenities all the time, and this is only going to become truer as this technology becomes even more commonplace.

Save on the Cost of Utilities

Some landlords will pay the utility costs associated with heating and cooling, especially if they own multi-family properties. Making your units as energy efficient as possible is a great way to cut down on utility costs. Installing smart thermostats is a great way to do this, at relatively minimal expense.

Cons of Installing a Smart Thermostat in a Rental Unit

While the three benefits of installing a smart thermostat in a landlord’s rental unit are solid, it’s also worth considering the potential drawbacks of doing so.

The Cost of Installation

While smart home technology is very accessible these days, it doesn’t mean that it’s cheap. It can cost anywhere between $100 and $300 per smart thermostat, so it can be quite cost prohibitive if you’ve got many units that you’d like to install one of these smart features in. If you’ve only got a few units that you want to upgrade in this way, though, it can be worth the initial cost.

Don’t Pay the Utilities? Then You Don’t Get the Savings

You only benefit financially from a smart thermostat if you’re the one paying the utilities in your unit(s). If your renters are on the hook for utilities, then they are the ones who get to pocket the money-saving properties of this energy efficient technology.

Smart Thermostats are Great Investments for Residential Property Management Experts

If you’re aiming to raise rent across your units, the installation of a premium home amenity like a smart thermostat (or any smart home technology) can really help you out. You’ll attract more prospective tenants and be able to ask more per month for rent. Residential property management professionals have witnessed an increasing demand for such items, so it can be very worthwhile for you to install them in your own rental unit(s).
